Siena is a Crown Asia house-and-lot community in Bacoor City's NOMO district — 5.9 hectares of Tuscan-inspired residential land where the streets are wider and the pace is quieter than most Metro South projects at this price point.
The subdivision has 159 lots across a landscaped estate. All units are house-and-lot. Six house models are offered: Sapphire (110 sqm floor area), Francesco (142 sqm), Murano (159 sqm), Garnet (162 sqm), Lladro (211 sqm) and Grand Lladro (219 sqm). Sapphire, Francesco, Garnet and Lladro have lots priced and open now; Murano and Grand Lladro are quoted on request. Lot sizes start at 165 sqm. Preselling prices run from ₱22.5M to ₱39.0M depending on lot cut and model. Target turnover is Q4 2028.
The development sits 19 to 25 meters above sea level — meaningful flood buffer in a Cavite market where low-lying properties regularly flood during typhoon season. This is a site characteristic, not a marketing angle, and it holds value across decades.
NOMO is the quietest of Villar City's residential districts. The NOMO Vista Lifestyle Center — AllHome, AllDay Supermarket, and Vista Cinemas — is already operational within the district. Established Crown Asia communities surround the area: Citta Italia, Vita Toscana, Vivace, Vittoria, and Ponticelli Gardens. Molino Boulevard connects westward toward Bacoor's commercial centers; Daang Hari runs south toward Dasmariñas.
An LRT extension is in active development. The Niog terminus opened in late 2024. Phase 2 and 3 construction began in 2026, adding Niog and Talaba stations projected for around 2030 — two stops within the corridor.

Siena is for buyers who want a real home — not a condo investment — in a calmer Metro South setting. OFWs buying ahead for family use. Buyers who understand that Bacoor land values in 2027 will not look like 2026, and want preselling exposure before the corridor fully matures.

What I like about this project
- Developer track record — Crown Asia delivers. I've seen their projects through turnover, and execution is consistent for this segment.
- Now with House & Lot — you no longer have to build on your own. Six designed models: Sapphire, Francesco, Murano, Garnet, Lladro and Grand Lladro. Which models are priced varies per lot — any model without a published price is quoted on request.
- Early-stage pricing — Siena is still preselling. Today's prices are lower than they will be at turnover.
- Location math — Bacoor is growing, but values haven't fully caught up yet. This is a buy-before-the-curve opportunity.
- Lot-only still available — If you prefer to design and build your own home, that option remains.
Who this is NOT for
- Buyers who need to move in immediately — preselling means turnover is still ahead. If you need a home now, this isn't the fit.
- Short-term flippers — This is not a quick resale play. The value shows over time, not in 12–24 months.
- Budget-stretchers — If reserving already feels tight, the long-term commitment (lot + construction for H&L, or lot + future build) will feel heavier over time.

From Siena, Molino Boulevard is the primary daily artery — connecting to Bacoor's commercial centers, SM City Bacoor, and the broader Cavite road network. The MCX (Muntinlupa-Cavite Expressway) is roughly 15 minutes by car, the most direct route toward Alabang and SLEX. The LRT extension is in active development.
